SWAMPSCOTT — The buildings on 323 and 331 Paradise Road — one of which houses Whole Foods — are now under new ownership.
The $19,250,000 real estate deal, concluded Wednesday, was the largest to occur in Swampscott in 2020, dwarfing the sale price of the next largest transfer by $16,650,000, according to data provided by the Southern Essex District Registry of Deeds.
Vinnin Liquors, which is next to Whole Foods, was not involved in the purchase in any way.
The purchase transferred the deeds of the property from IRT Capital Corporation II, a Georgia-based company, to Raj and Rachna LLC, a Brookline corporation.
“It’s a top of the line location, with great demographics,” said Raj Dhanda, the buyer, referring to both the properties and the Swampscott real estate market in general.
Dhanda said he expected no changes would occur at either location as a result of the purchase.
“We don’t plan to do anything with the property,” he said. “(The) tenant is excellent.”
Dhanda also owns several additional properties around Boston, and runs Neena’s Lighting, a local business based in Brookline.
The sale also includes purchase of the parking lots and land surrounding the buildings. Both parcels of land combine for a total of 213,019 square feet, just under five acres.
The sale generated $87,780 in revenue for the commonwealth through the state excise tax.
